Regina home neighbourhoods: Transition Area
This area, south of Victoria Ave above College Ave is full or larger frame houses, some of the oldest in Regina. It is prized for its proximity to both downtown and Wascana Lake. The neighbourhood is also close to Regina General Hospital, and has a fire hall on its western edge, for those mindful of those issues. This area has 60%/40% residential-commercial mix. There has been a lot of commercial development in the area, including small businesses and restaurants plus a number of apartment buildings. As you move closer to College (and Wascana Lake) the home values rise.
Schools
The community has a public elementary, a Catholic elementary nearby, two High Schools (one public, one Catholic), and the downtown public library also close-by. SIAST has its St Johns just to the east, and University of Regina is quickly accessible via Broad Street, which cuts across Wascana Lake.
Shopping
Shoppers generally head either to the downtown Market Square area or browse the quaint specialty shops along 13th Ave. Other malls are conveniently south on Alert Street just a few kilometres.
Recreation
This community is in the middle of a range of recreational opportunities. To the south is Wascana Park with the Wascana outdoor pool, The Royal Saskatchewan Museum and the ferry to Willow Island. The Tartan Club (curling) is just east of the community. Just across the lake is access to the Wascana Trail recreational pathway. To the west of downtown is Regina Exhibition Park, with its Queensbury Downs Race track and the Agridome, Taylor Field, and the Lawson Aquatic Centre.

Homes in this area are mostly detached older homes, with some apartments and rooming houses. House price range from $70,000 to $165,000.
