Crescentwood - Fort Rouge – Riverview neighbourhoods

This is the area just south of the Assiniboine River, west of the Red River, and east of Waverly Street. This area was built around 1900, and has a population density double the city’s average.

The area closest to downtown is known as Osborne Village, and is the centre of much recent apartment construction. Many older apartments and large older homes in the area have been condo-ized Osborne Village is the city’s bohemian heart, with a large number of students and young professionals, and also seniors who appreciate its proximity to downtown.

To the west is Crescentwood, named for a tight bend in the Assiniboine River, which has many exclusive homes along Wellington Crescent along the river. There is much redevelopment on Corydon Ave, between Pembina Highway and Stafford Street, where the period streetlights and flowerpots grace the neighbourhood’s toney stores and restaurants. Homes in this area run $130,000 to $300,000, though some of the older homes need modernization to bring them up to today’s standards.

Riverview was developed in stages between 1900 and 1950, and is dotted with several parks, including one running alongside the bend in the Red River. Larger homes along riverside Churchill Drive can run$55,000 to $150,000, with condos in the area running $60,000 to $100,000.

The area is mature, and the 11 elementary and 2 secondary schools are managed by the Winnipeg School District #1. The area has two private schools and one public library (on the southern end of Osborne Street). The community is midway between the University of Winnipeg’s downtown campus, and the University of Manitoba, a few kilometres south via Pembina Highway.

Shopping

Osborne Village is best known for its bohemian collection of stores and restaurants, and Corydon Ave has a number of the city’s nicest restaurants and shops. The larger streets, which also channel traffic to and from the downtown core, also have numerous stores and services. In the community’s southwest is the Grant Park Shopping Centre, one of the city’s largest.

Recreation

This area has abundant recreational opportunities. For the culturally minded, there is live theatre in Osborne Village, and many bars there have live bands. Grant Park has a movie theatre multiplex, and beside the mall is Grant Park, which is home to the Pan Am Pool and Athletic Grounds, as well as the Aquatic Hall of Fame Museum. The community has a total of 4 outdoor rinks, 2 indoor ice arenas, 6 tennis courts, 2 indoor pools, 1 outdoor pool, 2 running tracks, and a cross-country ski area along the banks of the Red River. To the north, on the Assiniboine and Red River, you can ice skate in the wintertime. The neighbourhood is also home to the Winnipeg Winter Club and the Winnipeg Squash & Racquet Club.
