Windsor Park-Southdale neighbourhoods

This community is the part of St Boniface that lies east of the Seine.

Windsor Park lies north of Fermor Ave between Rue Archibald and Lagimodiere Blvd, between the St Boniface and Windsor Park golf courses and the sprawling CN Symington Yards. This community was developed in the 1950s and 60s, and was one of Winnipeg’s first planned communities, with the traffic-minimizing bays, and streets built around convenient parks, schools and recreational facilities. This neighbourhood, with a strong francophone presence, is mostly made up detached homes running $75,000 to $120,000. Just across Archibald, and south of the Windsor Park Golf Course is the small neighbourhood of Niakwa Park. The area has great access to downtown and homes here run $110,000 to $190,000.

Between Fermor and Bishop Grandin and east of St Anne’s Rd lies the community of Southdale. This community was built in the 1960s and was Winnipeg’s first "lake community" designed for the up & comers of that era. The area is accessible to downtown, the University of Manitoba, as well as the industrial area of St Boniface and Transcona, and lies adjoining the parklands of the Royal Canadian Mint. Homes here run$110,000 to $250,000. Southland Park, east of Lagimodiere Blvd, is a new lake community, developed in the past 5 years, with house prices in the $125,000 to $250,000 range.

The neighbourhoods south of Bishop Grandin include Island Lakes and Royal Woods. These developments are new and still evolving. In Island Lakes, the most prestigious homes are on an island in the lake, and accessed via three bridges. The Island Lakes community is mostly single-family dwellings with some low density rental units around the outer edges. Prices here run $80,000 to $250,000. Royal Woods, closer to the Seine River has detached homes built close to the River and forests. The homes here sell for $125,000 to $300,000.

Windsor Park Collegiate

Schools

The St Boniface School District #4 administers this community’s schools. The southern areas are mature and well-schooled, though the newer more-southerly neighbourhoods lag in school construction. The board has 9 elementary & middle schools, 4 high schools and offers both French immersion and a 50/50 French-English program in all grade levels. The community has two libraries, and is across the river from U of M’s campus, best accessed via Bishop Grandin Blvd.

Shopping

The community has several small plazas along the major roadways around the community. The major shopping in the community is at the Niakwa Park Plaza, the Southdale Centre and Southdale Square, all adjoining Fermor Ave (which forms the Trans-Canada Highway through downtown Winnipeg).

Recreation

The area has many small community parks, though along the green space along the Seine is mostly developed as golf courses on this side. The Seine parkland around Bishop Grandin Blvd tends to be undeveloped parkland.. The Niakwa Golf and Country Club, Windsor Park (municipal) and the St Boniface golf clubs serve the community. In the winter, you can also cross-country ski at the Windsor Park Golf Course. The community has 2 outdoor rinks, 2 indoor ice arena, one outdoor pool, 2 tennis courts, and a running track. Also of interest in the area is the Royal Canadian Mint.
